Airbnb was set up in 2008 to help people advertise rooms in the homes they lived in. Most provide breakfast and are therefore run like bed and breakfasts.
19% (174) of airbnbs available in Edinburgh Old Town in August 2017, were private rooms in homes where owners or tenants lived. They are represented as blue dots in the map above.
Meanwhile, in all areas covered by the City of Edinburgh Council, 42% (4,175) of all airbnbs available in August 2017 were private rooms in homes where owners or tenants lived.
The Homes First report does not focus on private room airbnbs.
It is presumed that most of private rooms pay Council Tax, not Business Rates.
Short Term Lets
These are properties where the owner or tenant does not live in. They are advertised on airbnb as entire homes.
81% (742) of Edinburgh Old Town airbnbs available in August 2017 were Short Term Lets (entire homes). They are represented as purple dots in the map above.
Meanwhile, 58% (5,766) of all airbnbs available in the City of Edinburgh in August 2017 were entire homes.
The Homes First report focussed exclusively on entire room airbnbs.
It is presumed that most Short Term Lets pay Business Rates and many opt for Council Tax instead.
